The project

Location: in the barrio of Monserrat, in Buenos Aires.

Just a half block from the famous Avenida 9 de Julio, this apartment / office was spied by and quickly bought by Paul Guzzardo, with the view to creating a new studio in Buenos Aires for his architectural / design / multimedia projects.

This construction-project blog records the renovation of the “Planta Noble” of this buidling on the street called ” Moreno “.

The two drawings below document alteration 1 and alteration 2 of the “Planta Noble”. The first records the original maddeningly rabbit warren-like residential design; the second is that of a short lived software developer’s office. Iteration 3 follows……….

The plan was to redesign the existing space, open up the whole apartment to create a large, airy open loft style area while retaining two bedrooms and two bathrooms for accommodation and a large open style kitchen for those gourmet occasions.

The neighbourhood

Located in the heart of Buenos Aires, Moreno is just a half block from the worlds widest avenue, Avenida 9 de Julio. The ‘hood boasts a many important historical landmark buildings, french style architecture and abounds in history, being the “barrio” adjacent to San Telmo, where Buenos Aires all began. Saturdays clean up reveals the floor, hidden after so long…

the new windows admit much more light

Nov 17 update

Here are the last photos before the place gets its final finish and clean up…

…tomorrow another bolquete will allow the removal of the last load of debris… the result of the destruction of the walls where we increased the size of several windows

Painted shutters and doors await re-hanging

the living room wall, repainted in its original colors

the kitchen walls almost totally replastered and ready for painting

touch-ups and painting in the kitchen

the wood floors, pre-sanding.

And abundant light now enters where windows have been enlarged

Soon, the cardboard on the floors will be removed, the floors polished, the final paint touch-ups carried out and….

you’ll never see this again !

Nov 14 update

Finishing activity…

Preparing and spraying the shutters

The pink tinted plaster for touch ups is applied where needed

the wood floors revealed, awaiting “pulido” or sanding

 

one of the new window frames installed, awaiting glass and the wall to be opened

and finishing parts of the kitchen after new plumbing is installed

Nov 11 update

The window frames are made and installed ready for the rest of the wall to be opened to lengthen the window to floor level. Below the window, one of the shutters from the front balcony in the process of being repainted.

Window frames are being painted.

New plumbing in the kitchen awaiting rendering.

Bathroom 1 plumbing completed and walls and floor rendered.

Burglar deterrents (we hope) awaiting installation on the balcony.

And the entrance window from outside, before panelling it shut with glass.

The area where we have to work to access that window !

A scaffold-like structure will be built to access the window from the outside.
